4. Ask your estate agent  to arrive at least ten minutes before the viewer, remove post from behind the front door, ensure the property is the correct temperature, well aired, lights on for viewings.

5. Keep the garden tidy, especially during the main growing season. Cut the lawns, weed the borders and rake the fallen leaves. Hire a gardener if necessary.

1. Ensure the property is well decorated and clean.  If the property doesn't get an offer of sale straight away ensure it is cleaned at least every two weeks. Rural properties especially suffer from dead insects which can be very off-putting to the viewer.

2. Every property for sale needs to be in a good state of repair but more so in an empty property as the client has more time and opportunity to see any defects. If anything is broken, ensure it is fixed.

3. Using rental furniture to stage an empty property makes rooms look bigger, warmer and far more appealing. Staging an empty property with rental furniture and decorative accessories helps the viewer visualise how to use the space and presents an aspirational lifestyle. Any estate agent will tell you that an empty property will usually take longer to sell than a furnished one.
